I am sure you have heard that overall in certain areas housing inventory in Los Angeles is currently at a low. However, this does not mean that you can rest on your laurels if you decide to put your home on the market at this time. Low inventory or not you will probably still have competition. So how do you stand out from the crowd?

Everything starts online. After you have signed your listing agreement with your brokerage, a good listing agent will prepare to show your home in its best light. Other agents and the general public will probably have alerts to notify them when a property matching their search criteria comes on the market so they will be checking out your listing to see if it does in fact match what they are looking for. This is where you need to make sure that your home is ready for its closeup.
Prepare your home for its photo shoot and check the photos your agent is going to upload to the Multiple Listing Service (MLS). The photos do not have to be professionally taken but they do have to look good. Try and look at your home as a potential buyer and make sure they can see themselves living in it. You don’t want pictures with clutter or too much of the family gallery. Where you can make the necessary repairs. Clean up landscaping, paint, do whatever it takes to make your home shine.Do not allow your home to be put on the market without pictures. You can wait a couple of days so that people coming to your listing do not leave immediately because there are no photos. You would be surprised at how many listings are entered into the MLS without pictures, and many agents and potential buyers may not come back. There really is no excuse for showing a listing without photos.
Read the description of your home carefully. Does it reflect your home’s assets? Is there any exaggeration? Another common mistake is overselling the home. The home is what it is and it does not serve anyone to raise a buyer’s expectations only to disappoint.
Make sure your price reflects the state of your home. Everyone has access to comparable sales, and much as you may think your home is better than one which sold down the street, make sure that this is in fact true. Ultimately pricing is what will help your sale. An overpriced home will put off many potential buyers who may feel you are not realistic and don’t really want to sell.
When selling your Los Angeles home you have one chance to make a first impression. Make it the best one.
