How is the Brentwood Real Estate Market? – October 2018

Let’s see how the Brentwood real estate market  did in October 2018 and compare it to the same period in 2017 and the previous month.

The number of homes sold in October compared with the same month in 2017 increased slightly. However there was a 68% drop in sold condos.

 

Inventory of single family homes increased slightly, and available condos increased by a significant 70%.

 

The median price for single family homes dropped 38%. The median for condos rose 10%.

 


The average homes and condos sold compared with the list price stayed around the same. No significant change.

The average number of days that homes sat on the market dropped in both categories.

Less than 5 months = sellers’ market | 5 to 7 months = stable market | Over 7 months = buyers’ market

Single family homes is moving into a buyers’ market. The same time last year it was a more balanced one. Condos have swung from a strong sellers’ market last year to one favoring buyers.
