Are you looking for a home for sale in Los Angeles? If you are new to L.A. or are overwhelmed and just don’t want to go through the process alone you have come to the right place. When making any major purchase I would love to just hand all the details over to someone who will tell me what to do and guide me through the process.
When buying a home your main responsibility is to line up your financing. If you don’t have a good lender I can help you find someone who will make that part of the transaction as painless as possible. They will tell you what you need to do in order for them to advise you on your purchasing power. That is half the battle. Knowing what you can afford will make things a lot less stressful.
Once you come to me with your lender’s estimation of your budget I will work with you to get a realistic set of criteria to start the search. I will let you know what you can expect to find in your price range and help you narrow down the search by area, home size, type of home, etc. Once that is done I will set up a search for you directly on the Multiple Listing Service (MLS). This can be done one of two ways: either you receive everything that comes on the market within those criteria sent to you directly or you allow me to select the most relevant properties to send to you. If you have any questions about a particular property I will get answers and help eliminate time-wasting visits to homes that will not work for you.
Once you identify a home (homes) you really would like to see I will set up showing times at your convenience, preferably seeing as many as possible as quickly as possible to avoid losing out, because you can be sure that if it is a good property other buyers are going to be interested also, whatever the market. Part of what a good agent does is establish a relationship with the agent on the other side, in this case the listing agent. It can often make a difference as to who ends up being the successful buyer. Good communication between the two sides can make the difference when it comes to advising the buyer where to come in with an offer.
Once you are the successful buyer there is more work to be done. The inspection comes next. I will get the general inspection set up as soon as possible and discuss what if any additional inspections would be advisable, either based on the type of property or on the general inspector’s suggestions. Upon seeing the results of the inspection a buyer, especially a first-time buyer may panic. I have seen many of these inspections and can help allay your fears. Everything is negotiable and we can discuss what to ask for in repairs or credits and start that process.
There are contingencies with time periods that you the buyer will need to meet together with tons of paperwork to be signed. I will keep you on track and in terms of signatures, you will be able to sign most of them electronically in the comfort of your home. Escrow will send their own paperwork which will need hard signatures.
Once you are going through escrow I will be working with your lender to make sure we stay on track to meet our deadlines and keep the listing agent informed of our progress. Making them comfortable that you are going to close will make things a lot easier.
As long as you the buyer follow through on all your contracted commitments you are in no danger of losing your deposit. It is my responsibility to make sure that you stay on track.
