How is the Wilshire Corridor Condo Market? What’s For Sale?

It has been very quiet of late in the Wilshire Corridor condo market. Very little is coming on the market, either for sale or lease.

We will compare the third quarter of last year with the third quarter of this year, which is no quite over but close enough.

Is the Wilshire Corridor Condo market favoring sellers?

50 units were sold. Compared to last year that is a drop of 15.

The median sales price rose 24% in 2016 to $1,165,000.

Average days on the market remained about the same at 104.

At the average days on the market of 104 the sold price was 97.38% of the list price.

Based on the number of sales, with 55 active listings the Wilshire Corridor condo market heavily favors sellers.

The total sales volume in the 3rd Qtr of 2016 was $76.7M as opposed to $101.1M in 2015.

Let’s look at leases on the Wilshire Corridor.

There were 9 less condos leased this year over last year.

The average rental price was up slightly.

Average days on the market remained about the same at 46. The lowest rental price was $2,500 and the highest $16,500.

So which Wilshire Corridor condo buildings currently have listings?

Beverly West – 1 two-bedroom, 3,813 sq. ft unit at $6,995,000.  Homeowners Dues (HOD) $4,233.63, (Note that there are other units for sale in the building but not listed on the Multiple Listing Service – MLS)

The Wilshire Comstock  – 1 two bedroom and 1 one-bedroom unit at $1,095,000 and $795,00 and HOD $1,234.22 and $1,347 respectively.

The Diplomat – 2 two-bedroom penthouse units, 1,834 sq. ft. for $1,599,000, HOD $1895.85, and 2,352 sq. ft. for $1,988,000, HOD $2,382.

Wilshire Terrace – 1 three-bedroom, 4,500 sq. ft. unit for $3,395,000, HOD $5,308.68.

Wilshire Holmby – 3 three-bedroom and 1 two-bedroom units from $799,000 to $889,000 HOD from $1,062.91 to $1,611.

The Grand – a double unit – 4 bedrooms, 3,594 sq. ft for $2995,000, HOD $3,009.

The Churchill – 1 one bedroom, 1 two-bedroom, 1 three-bedroom for $575,000, $1,050,000, $920,000 and HOD $927, $1,797 and $1,658 respectively.

Blair House – 1 three-bedroom junior penthouse, 1 three-bedroom 1 two-bedroom, $5,250,000, $1,799,000, $1,850, and HOD $3,240, $2,520 and $2,520 respectively.

The Wilshire Regent – 1 one-bedroom unit for $595,000, HOD $870.

The Dorchester – 1 three-bedroom unit for $1,149,000, HOD $1,565.

The Regency Wilshire – 2 two-bedroom units both for $1,795,000, HOD $1,660 and $1,730.

Ten Five Sixty – 1 two-bedroom unit for $2,375,000, HOD $2,169.04.

The Wilshire – 1 two-bedroom unit for $1,799,000, HOD $3,526.

The Westholme – 2 two-bedrooms, 1 three-bedroom, $649,000, $1,395,000, $899,000 and HOD $1,195, $1,925 and $1,780 respectively.

Wilshire House – 1 three-bedroom penthouse, and 3 two-bedrooms, $13,500,000, $2,395,000, $1,495,000, $1,995,000 and HOD $8.015, $2,836, $2,537.84, and $2,896.14 respectively.

Crown Towers – 1 one-bedroom unit for $699,000, HOD $977.

Park Wilshire – 2 two-bedroom units for $1,295,000 and $1,695, with HOD $1,774 and $1,858,58 respectively.

The Remington – 1 three-bedroom unit for $3,195,000, HOD $3,345.

Wilshire Selby East – 1 two bedroom unit for $725,000, HOD $575.

Wilshire Selby West – 1 one-bedroom unit for $579,000, HOD $650.

The Carlyle – 4 – two-bedroom, 1 3-bedroom, $3,695,000, $3,300,000, $3,250,000, $4,195,000 and $4,500,000, HOD $2,950, $2,809.42, $2,809.42, and $2,918.38 respectively.

The Longford – 2 two-bedroom units, $869,000 and $1,795,000, HOD $1,320 and $1,712 respectively.

The Venezia – 1 two-bedroom unit for $1,795,000, HOD $1,108.52.

The Californian – 2 two-bedroom, 1 three-bedroom, $2,995,000, $2,500,000, $3,800,000, HOD $3,075, $3,300 and $3,123 respectively.

The average days on the market for these active listings is 68.
