Compared with prices on the Los Angeles’ Westside, living in west San Fernando Valley looks affordable.

Living in the West San Fernando Valley is Affordable

For the purposes of this post I will talk about single family homes which you can barely find under $1 million in the featured communities listed on my site. Out of the 26 selected communities which do not include Burbank and Studio City (also Sherman Oaks and Encino which are in the West Valley), there are currently 100 total active listings under $1 million, the majority of which are in Highland Park and Glassell Park, both still in the process of gentrification, although Highland Park is almost there. The average price per square foot in those communities is around $637.

Let’s take a look at some selected West Valley communities individually to see how they compare. We are, of course, looking at listings under $1 million.

Sherman Oaks: there are currently 30 active listings with an average price per square foot of $569. The average square foot is around 1,500.

Encino: there are currently 20 active listings with an average price per square foot of around $459. The average square foot is around 1,900.

Tarzana: there are currently 22 active listings with an average price per square foot of around $392. The average square foot is around 1,990.

West Hills: there are 91 active listings with an average price per square foot of around $375. The average square foot is around 2,000.

Woodland Hills: there are 101 active listings with an average price per square foot of around $399. The average square foot is around 2,076.

Northridge: there are 86 active listings with an average price per square foot of around $347. The average square foot is around 2,196.

North Hills: there are 27 active listings with an average price per square foot of around $355. The average square foot is around 1,795.

So in the above 7 communities there are a total of 377 homes for sale under $1 million as opposed to 100 total in all the roughly 40 featured communities on my site. The  average square footage of the homes is much higher and the price per square foot significantly lower.

If you are not bothered by the high summer Valley temperatures, or a daily commute on the 405 or 101 freeways, living in West San Fernando Valley might be a great option. You are certainly getting more house for your money.
