Where should you live in Santa Monica?

You know you want to live in Santa Monica, but in a city of 8.3 square miles, and several diverse neighborhoods, you are not sure where to look.

There are several distinct areas of Santa Monica each with its own advantage and price ranges. From upscale condos on Santa Monica Beach to high end homes, and plenty of opportunities to lease in between. Living in Santa Monica offers something for everyone.

The Santa Monica housing market report below covers 2010 sales and divided by zip code.

The Santa Monica zip code boundaries below are roughly described:

Santa Monica zip code 90401

Wilshire Blvd. to the north to Pico Blvd to. in the south.  Bordering the ocean to the west and  angling down from 12th St.  to the East.

Santa Monica zip code 90402

San Vicente Blvd. to the north to Montana Ave. to the south.  Bordering the ocean to the west  and 26th St. to the east. 90402 also extends into the area known at Santa Monica Canyon, not part of the City of Santa Monica.

Santa Monica zip code 90403

Montana Ave. to the north to Wilshire Blvd. to the south.  Bordering the ocean to the west and Carmelina Ave. to the east.

Santa Monica zip code 90404

Wilshire Blvd. to the north to Kansas Ave. to the south.  Bordering the ocean to the west and Centinela Ave. to the east.

Santa Monica zip code 90405

Santa Monica real estate single family housing market trend – 2010

The Santa Monica single family housing market is quite steady.  Average sales prices are up, days on the market under 3 months, and average sales price over list price quite respectable.  In 90403 the past three months shows a sales to list price of 101.61%, however,  there is 16 months worth of inventory, as strong buyers’ market.

Other than 90403, the Santa Monica single family real estate market, is an extremely strong one for sellers

In every zip code except 90401 and 90402, the Santa Monica condo market is a seller’s market. Overall, the average sales price is up and days on the market fairly steady except for 90402, which with 90401 is a buyer’s market.

    Sounds like a lot of real estate to pack in 8 miles! Judging by the prices it is highly desired real estate!
